Upgrading from an apartment to a house is a common scenario, but you don’t hear about the reverse too often. At least not until developer Aqualand launched Aura a 28-storey prestige residential tower one block south of North Sydney oval.

Alex Adams, Aqualand head of sales and marketing, says the team anticipates upsizers in the buyer mix but not in such big numbers.

“The apartments are very large and that was a conscious decision,” he says. “We were trying to capture people who traditionally would look at purchasing a home and what better way to do that than by creating house-sized apartments?”

Adams says the average Sydney three-bedder typically measures up to 110 square metres; those in Aura are up to 210 square metres.

The three and four-bedroom apartments were the most popular in the stage one release, which is 80 per cent sold. There are more on offer in the newly launched stage two, with a different range of floor plans.

“Generally in a building of this size, the developer will try to limit the number of floor plans but we’ve stepped away from replication,” Adams says. “There are 46 floor-plan types in Aura and they’re all unique.”

This means buyers who missed out on the stage one release may well be tempted by this new batch.
